Infrared Thermal Imaging in Home Inspections
Infrared thermal imaging can provide useful additional information during a home inspection by showing temperature differences across visible building surfaces. When used together with a conventional visual inspection, thermal imaging may help identify areas that warrant closer evaluation.
How Thermal Imaging Works During a Home Inspection
An infrared camera does not see through walls and does not directly detect moisture, mould or concealed defects. Instead, it measures surface temperature patterns. Unusual hot or cold areas may indicate conditions such as air leakage, missing or displaced insulation, moisture-related cooling, overheating equipment or other thermal irregularities.
The inspector interprets these patterns in the context of the building, weather conditions, indoor and outdoor temperatures, heating or cooling operation and other visible evidence.
Moisture-Related Temperature Differences
Moist materials can sometimes appear cooler than surrounding dry materials because of evaporation or differences in heat transfer. Thermal imaging may therefore help identify areas where further moisture testing is appropriate.
A thermal image alone cannot confirm that moisture is present. Where conditions warrant, accessible areas may be checked further using a moisture meter or other appropriate inspection methods.
Insulation and Air Leakage
Thermal imaging may help reveal temperature patterns associated with missing, compressed or displaced insulation and areas of significant air leakage. These conditions are often most visible when there is a suitable temperature difference between the interior and exterior of the home.
Results can be affected by sunlight, wind, exterior temperature, recent heating or cooling operation and the type of building materials present.
Electrical and Mechanical Equipment
Abnormally warm electrical components or mechanical equipment may sometimes be visible with an infrared camera. A temperature difference does not by itself identify the cause of the condition, but it may help the inspector recognize an area that requires further evaluation.
Electrical concerns should be assessed by a qualified electrician where appropriate. Heating and cooling equipment concerns may require further evaluation by a qualified HVAC professional.
Windows and Exterior Components
Thermal imaging may also show temperature differences around windows, doors and exterior wall assemblies. These patterns may be associated with air leakage, insulation deficiencies or other conditions affecting the building envelope.
Thermal imaging cannot confirm the condition of concealed flashing, framing, insulation or window seals without additional evidence and further investigation.
Thermal Imaging Is a Supplementary Inspection Tool
Infrared imaging is most effective when used as part of a complete visual home inspection rather than as a stand-alone diagnostic test. It can help direct attention to areas that may otherwise be difficult to recognize, but its findings must be interpreted carefully and within the limitations present at the time of the inspection.
