Attached Garage Fire and Carbon Monoxide Hazards

An attached garage provides convenient access and storage, but it can also introduce fire, smoke and carbon monoxide risks when the separation between the garage and living space is damaged, incomplete or poorly maintained.

Why Attached Garages Require Special Attention

The walls, ceilings and doors separating the garage from the home are intended to help slow the movement of fire, smoke and exhaust gases into the living area. Damage or unsealed openings can reduce the effectiveness of this separation.

Common Attached Garage Fire Hazards

The following conditions are frequently observed during residential home inspections:

  • Damaged or missing drywall on garage walls and ceilings.
  • Open joints, penetrations or gaps around pipes, wiring and ducts.
  • Unprotected attic access openings.
  • Improperly installed electrical wiring or overloaded receptacles.
  • Combustible materials stored near heaters or ignition sources.
  • Fuel, paint and solvents stored in unsuitable containers.
  • Damaged doors between the garage and living space.
  • Missing or deteriorated door weatherstripping.

Walls and Ceilings Between the Garage and Home

The visible walls and ceilings separating an attached garage from the residence should generally remain continuous and free of significant openings or damage.

Missing drywall, unfinished renovations, open electrical boxes and unsealed service penetrations may allow smoke, heat or exhaust gases to move more easily toward the living area.

Damaged or incomplete separation should be repaired by a qualified contractor using materials and methods appropriate for the construction of the home.

The Door Between the Garage and Living Area

The connecting door is an important part of the separation between the garage and the residence. The door should close securely, fit properly within the frame and remain free of significant damage.

Common concerns include:

  • A door that does not latch properly.
  • Large gaps around the frame or threshold.
  • Damaged or missing weatherstripping.
  • Openings cut into the door.
  • A pet door installed through the connecting door.
  • A self-closing mechanism that has been removed or no longer operates where one is provided.

Pet doors and other openings can allow smoke, flames and carbon monoxide to pass more easily from the garage into the home.

Carbon Monoxide Concerns

Vehicles, fuel-burning heaters and other combustion equipment can produce carbon monoxide. A vehicle should never be left running inside an attached garage, even when the overhead garage door is open.

Gaps around doors, walls, ceilings and service penetrations may allow exhaust gases to enter the residence. Carbon monoxide alarms should be installed and maintained in appropriate locations according to the manufacturer’s instructions and applicable local requirements.

Safe Storage of Fuel and Combustible Materials

Gasoline, paint thinner, solvents and other flammable products should be stored in approved, clearly labelled containers and kept away from heat, sparks, pilot lights and other ignition sources.

Propane cylinders should not be stored inside the home or attached garage. They should be kept outdoors in a secure, upright and well-ventilated location.

Garage floors should also remain reasonably clear of excessive paper, cardboard, oily rags and other combustible materials.

Electrical and Heating Concerns

Extension cords should not be used as permanent wiring, and electrical receptacles should not be overloaded. Damaged wiring, open electrical boxes and improperly installed equipment should be evaluated and corrected by a qualified electrician.

Portable heaters and other heat-producing equipment require adequate clearance from stored materials. Equipment should be operated according to the manufacturer’s instructions.

Attic Access from the Garage

Where an attached garage provides access to an attic or roof space, the access opening should close securely and maintain the intended separation between the garage and adjacent areas.

Missing, damaged or poorly fitted attic access panels should be repaired. Openings around wiring, plumbing and ventilation components should also be properly sealed using suitable materials.

A home inspection can identify visible conditions that may affect the fire and gas separation between the attached garage and the living space. The inspection is visual and non-invasive and does not confirm concealed construction behind finished walls or ceilings.

Where significant damage, incomplete separation or questionable renovations are observed, further evaluation and repairs by a qualified contractor may be recommended.
