Pre-Purchase Home Inspections
Pre-purchase home inspections are essential to buying a resale home. Buying a house is one of the biggest investments a person can make in their lifetime and having a professional look at it for hundreds of dollars could save you tens of thousands of dollars in the future.
What is a pre-purchase home inspection?
A pre-purchase home inspection is the most common inspection as it gives our clients a detailed overview of the home. We spend 3-4 hours examining every inch of your home, observing every system and operation to marginalize your risk of having to spend more money after you move in to fix unforeseen problems. We have saved clients thousands of dollars in the past by uncovering deficiencies the homeowner did not know existed.
What is included in a pre-purchase home inspection?
The home inspection includes a thorough visual investigation of the home's readily accessible features, major systems and components such as structure, foundation, roof, interior, exterior, heating, and ventilation system, electrical, plumbing, and more. These inspections spot potential issues with the house and can tell us which issues need to be addressed now and which ones can wait. For example, we might take a look at your furnace or roof and inform you on how long it should last you, or if it needs to be repaired right away.
Does a pre-purchase home inspection include thermal imaging?
A standard home inspection does not include a full thermal imaging scan of the property. However, an infrared camera may be used for localized diagnostic purposes at the inspector's discretion.
A summary presentation with the aid of digital images will be conducted after the conclusion of the inspection. An electronic home inspection report including digital images will be provided within 24hrs to 48hrs of inspection.
